Laaneserva Row Houses

Laaneserva Row Houses is a row-house development in Ringi küla, Viimsi, designed by Tõnis Savi for Avalon. The project is currently a proposal.

The main driver behind the project was the relatively dense rhythm of residential units established by the detailed plan. The task was to place those units on the site in a way that kept parking convenient and legible without allowing it to expand into large new areas of asphalt.

Parking is therefore organised as a clear zone between the street and the houses, while the buildings themselves are broken down into smaller volumes. This articulation reduces the perceived scale of the development and avoids the impression of a single large residential block, allowing the overall composition to sit more comfortably within its surroundings.

At the level of the individual home, the aim was to combine a rational and repeatable structure with enough flexibility for different ways of living. The same architectural shell can accommodate several internal configurations, allowing the units to remain modular without becoming overly uniform.

The exterior follows the same restrained logic. The façades are deliberately quiet, with character concentrated in a limited number of details and in the use of varied materials. Rather than relying on strong formal gestures, the architecture provides a calm framework within which the smaller volumes, individual homes and everyday life of the development can remain legible.
